558 Exchange & Compliance

558 Exchange & Compliance Servies

Florida’s building safety laws have changed. For most South Florida condo associations, that means navigating a compliance process they’ve never managed before at this scale: Milestone Inspections, Structural Integrity Reserve Studies, and the remediation work that follows.

Chapter 558 of the Florida Statutes governs the construction defect process. It defines how defects must be identified, noticed, and resolved before litigation can proceed. For associations managing post-inspection remediation or contractor disputes, understanding and correctly executing this process is not optional. Getting it wrong creates exposure. Getting it right requires someone at the table who’s done it before.

Cura manages this process on behalf of the association. We understand the legislative requirements, the contractor obligations, and the documentation standards that protect the owner’s position. We coordinate the inspections, manage the remediation work, and produce the records that give your board confidence and legal cover.

Service Highlights

End-to-end compliance management

We manage the full Chapter 558 process on the association’s behalf, from initial notice through remediation completion and final documentation.

Independent from the contractor

Cura represents the owner. We have no financial stake in the contractor’s outcome, which means our assessments and documentation reflect the association’s interests, not the contractor’s.

Resident impact managed

We plan and sequence remediation work to minimize disruption to residents. Schedule coordination, communication, and phasing are part of every engagement.

Backed by the Cura Certified Process

Every compliance engagement follows the same 6-step methodology and written guarantee we apply to all of our work. The standard doesn’t change because the project is compliance-driven.

How We Manage Compliance Work

STEP 1
Initial Assessment

We review the building’s existing inspection records, reserve study, and any prior contractor correspondence to understand where the association stands before any formal process begins.

STEP 2
Inspection Coordination

We coordinate the required Milestone Inspection or SIRS with qualified engineers, manage scheduling around resident impact, and ensure the process is documented to statutory standards.

STEP 3
Defect Documentation & Notice

We work with the association and its legal counsel to document identified defects accurately and ensure the Chapter 558 notice process is executed correctly and on time.

STEP 4
Contractor Selection & Bid Management

We build a qualified bidder pool for remediation work, manage the bid process, and recommend the contractor whose scope, price, and experience best protect the association’s interests.

STEP 5
Remediation Management

We oversee all remediation work on site, managing contractor performance, schedule, and quality with the same standard of care we apply to every capital engagement.

STEP 6
Final Documentation & Close

We confirm all remediation work meets the required standard, close out contractor obligations, and deliver the final project record to the association.
