Las Olas River House is one of Fort Lauderdale’s most prominent luxury residential high-rises. When the association engaged Cura, they were facing a multi-year, multi-contractor capital expenditure program that required consistent oversight across every phase: budget management, contractor selection, construction oversight, quality control, and final close. The work demanded a team that could be present for the long view, not just the start.
Cura served as independent owner’s representative for the full five-year engagement, managing every part of the program: scope, schedule, budget, quality, and documentation, across multiple contractors, consultants, and disciplines operating in an occupied building. The same team that started the engagement managed it through delivery, without rotation or handoff. From the first constructability assessment through final financial close, every phase was held to one standard: a project managed to its intent.

Building Systems Modernization
We deployed a new building management and energy management system (BMS/EMS), modernized smoke evacuation, and replaced two 500-ton cooling towers — the mechanical backbone of a 43-story occupied high-rise.
Building Envelope & Roofing
We managed a complete façade restoration project and a full roof replacement, protecting the building envelope across all 43 stories.
Amenity & Common Area Renovation
We oversaw a complete remodel of the 6th-floor amenities level and the common lobby area.
Pool & Pool Deck Remodel
We managed a full pool, pool deck, and pool equipment remodel.
Parking & Mobility Upgrades
We delivered a parking garage traffic coating project, elevator cab modernization, and a new EV charging station installation.

Challenge
A multi-year capital program in a fully occupied 276-unit luxury building creates a coordination problem that compounds over time. Multiple contractors operating in phases, residents living in the building throughout, and a board that needs financial visibility at every decision point. Without continuous owner-side oversight, schedules slip, costs accumulate, and the documentation needed at close gets reconstructed after the fact.
